An unfurnished room gives a buyer nothing to judge scale against. A 3.4-metre reception in a Victorian conversion and a cramped new-build living room photograph almost identically when both are bare, and the listing that can't show what fits is the listing that gets scrolled past.
Furnishing the photo adds a visual scale reference without moving real furniture into the property. That can be useful for probate sales, empty rentals between tenancies, tenanted flats you cannot dress, and new-build plots where the show home is a different unit.
Furniture only — because the alternative is a misdescription
Every prompt permits furniture and decor and nothing else, and the render comes back at your original's framing and aspect ratio with the original kept beside it. That pairing is deliberate: comparing the two for changes to walls, windows, doors, floors, fitted units, fixtures and the view takes seconds, and re-rolling a render that drifted is free. There is no automated vision check on top of that today, so your review before publishing is the control.
That constraint is the whole product, not a setting. Since 6 April 2025, UK property marketing has sat under the unfair-commercial-practices provisions of the Digital Markets, Competition and Consumers Act 2024. A photo that quietly adds a fireplace, hides damp, or squares off an awkward wall creates a different risk from one that adds a sofa.
So we made the line one the software cannot cross, rather than a policy you have to remember.
Disclosure-ready by default
Every gallery includes a small corner-badged version of each render and a one-line disclosure note for the listing description. You get both without asking, so the tools for clear disclosure are present at download time.

Scotland works differently, and that changes the timing
Most homes marketed for sale in Scotland need a Home Report first, subject to limited exceptions. That tends to put photography, the survey and the listing into the same narrow window — often too short for furniture delivery and a second shoot.
Virtual staging fits that sequence because it works from the photographer's existing files, without furniture delivery or a second shoot. It's the same argument for the offers-over model, where the quality of the launch photography helps set the level of interest before a closing date.
What it costs against the alternative
Physical staging in the UK runs into the hundreds or thousands per property, plus hire periods and logistics. A single listing here is £19 for up to ten photos; on the Office plan the per-photo cost works out around £0.52.
Prices are quoted and charged in GBP, so the number above is the number on the statement. The checkout shows the final charge; there's no per-render surcharge and re-rolls never count against your quota.
Questions UK agents ask
- Is virtual staging allowed in the UK?
- Virtual staging is not prohibited as a technique, but the images must not mislead. The line that matters is between illustrating furniture and altering the property: adding, removing or concealing a structural feature or defect creates a different legal risk. We provide a badged version of every render so clear disclosure is not left to memory.
- Do I have to say the photos are virtually staged?
- You should make the staging clear. Every gallery includes a corner-badged version of each render and a one-line disclosure note you can paste into the listing description. The exact treatment still depends on the listing, portal and your own compliance guidance.
- Will it change the room itself?
- It is designed not to. The prompt permits furniture and decor only, and your original is delivered next to the render so a change is easy to spot. Generative models still drift occasionally and there is no automated vision check catching it, so compare the pair before publishing and re-roll — free — any render that changes the property itself.
- Does it work for Scottish listings and Home Report timing?
- Yes. Because staging happens from the files after the shoot, the photographer only needs to visit once and there is no furniture delivery or reshoot to schedule around the Home Report timeline.
- What resolution do the images come back at?
- The same aspect ratio as your original, up to 2048px on the long edge at high quality. We preserve the framing you shot rather than introducing an avoidable crop.
- Can I try it before paying?
