Virtual staging cost calculator

Set the slider to the number of listings you actually market in a month. The comparison is a traditional per-photo virtual staging service against a flat monthly plan.

What the numbers assume

The model assumes 8 photos per listing and an illustrative £25 per-photo supplier rate. Those are modelling inputs, not market averages or quotes: compare the result with the number of rooms you actually stage and your current supplier's price.

The plan side is the flat Agent subscription. It's a fixed monthly cost regardless of how many of your six listings you use, which is what makes the two lines diverge as volume rises: one scales with every photo, the other doesn't move.

Where the comparison stops being useful

At one or two listings a month, a subscription isn't obviously the right shape — the £19 pay-per-listing option is usually the honest answer, and the calculator will show you a saving that isn't worth committing to a plan for.

Above six listings a month you're into Office territory (twenty-five listings, three seats, white-label gallery), where the per-photo maths changes again. The calculator doesn't model that; the pricing page does.

The number that isn't on the slider

A per-photo cost changes what you spend. A flat monthly cost can also change which listings you decide to stage, because the marginal cost of using an included listing is different from commissioning another per-photo job.

That behavioural effect is not something the calculator can quantify. It only compares the stated per-photo input with the flat plan price for up to the Agent plan's six-listing quota.

This is also why the cheaper per-photo rate matters less than it looks. The saving on the listings you already stage is real, but the listings you start staging are where the difference in how the property performs actually comes from.

What it doesn't count

Not modelled: any listings you do not currently stage. Empty rentals, executry sales and quick-turnaround instructions may become viable at a lower per-photo cost, but the calculator does not assume how your behaviour or listing performance would change.

Also not modelled: your time. Re-rolls are free and immediate here, which mostly shows up as fewer email round-trips rather than as a line in a budget.

About this calculator

Where does the £25 per photo figure come from?
It's an illustrative benchmark, not a claimed market average. Rates vary by supplier, turnaround and revision allowance, so substitute your own quoted rate when deciding whether the comparison is useful.
Why 8 photos per listing?
It is an illustrative input for staging principal rooms rather than every photo in the set. Plans here allow up to ten photos per listing; use your own average photo count when deciding whether the result reflects your pipeline.
Is the saving really that large?
The arithmetic is just volume × per-photo rate against a flat fee, so it grows quickly with pipeline size. What it doesn't tell you is whether a subscription suits your billing — at low volume, pay-per-listing is often the better answer, and we'd rather say so here than have you find out after subscribing.
